As the Maintenance Supervisor, you will repair and maintain the apartment community and supervise, manage, and monitor the performance of all maintenance staff and vendors at the property.


To succeed, you should have:

  • High school diploma or equivalent; technical training or certification is a plus.

  • Proven experience in maintenance, repair, or a related field.

  • Knowledge regarding water and gas meter shutoffs, all apartment and fixture cutoffs, sewer, and water mains.

  • Knowledge of all fire and safety systems, including fire alarm systems, elevators, monitoring equipment, emergency lighting systems, etc. Smoke detectors must be tested on all tenancy turns and annually, property-wide.

  • Knowledge of Property contracts, vendors, and suppliers.

  • Fearless problem-solving skills and a “can-do” attitude.

  • Electrical, plumbing, and mechanical expertise are a definite spark of brilliance.

  • Ability to thrive in a fast-paced, ever-changing environment.

  • Strong communication skills and a knack for teamwork.

  • Ensure clean and neat physical property and rent-ready apartments

  • Meet or exceed NOI (Net Operating Income)

  • Provide exceptional customer service to residents and prospects

  • Follow operational standard processes


Your responsibilities as the Maintenance Supervisor will include:

  • Supervise and manage Maintenance Technician and Porter staff, ensuring adherence to maintenance schedules.

  • Assist the Property Manager in obtaining contractor bids for significant improvements.

  • Familiarize with budget and purchasing guidelines, notifying the Property Manager of deviations.

  • Enforce the use of safety equipment for all maintenance staff.

  • Maintain organized, clean, and safe work and storage areas.

  • Establish ongoing preventative maintenance programs for both interior and exterior areas.

  • Supervise and ensure efficiency of all vendors (gardeners, pool service, painters, cleaners, etc.).

  • Conduct apartment inspections before and after move-ins and promptly prepare vacant apartments for showing.

  • Change locks at each turnover of tenancy or resident’s request.

  • Perform various maintenance tasks, including electrical, plumbing, appliance repair, and emergency on-call duties when necessary.
